Inspection Service
We understand the importance of monitoring the condition of our client’s properties. We keep our clients well informed on the condition of the properties they entrust us to monitor. Our clients are notified immediately of any changes to the property.We use cutting edge technology to immediately dispatch new work orders to our experienced field staff. They receive new orders on hand held devices in real time which dramatically decreases turnaround time and ensures accurate results. Our forms have built-in validation that matches exactly what clients ask for. Field reps must enter all required fields in valid format before completing a job. Field reps are alerted when critical data changes occur, such as occupancy. Critical and inconsistent jobs are sent to office for review before submitting to our clients.The software system assists our office staff in the quality control process.Current inspections are compared with past results to ensure accuracy. We feel the best data entry service is provided by combining the flexibility of human monitoring with the efficiency of computer processing. Our data entry is performed 24 hours a day, 7 days a week.
Occupancy Determination Inspection
This inspection service is used to determine who is occupying the property. The inspector will try to gain information such as the occupant’s names, contact information and any available rental information. Property condition and property information will be documented.
Property Condition Inspection
This inspection service includes a direct visual observation of the property to determine the overall condition and occupancy status of the property. The inspection will determine if there are any conditions present that could impact the value of the property.
Bankruptcy Inspection
This inspection provides the current condition of the property, the occupancy status and it documents any existing or potential conditions that could impact the value of the premises. Contact will not be made with the occupants. If the property appears to be vacant, we will attempt to confirm the vacancy status with a neighbor or anybody else with knowledge of the property.
Foreclosure Inspection
The inspection will determine the general physical condition of the property and the occupancy status. The inspector will report if the property is secured, status of utilities, if the property is for sale, if there are any damages and if it appears any services are needed.
Loss Draft
This inspection service provides the approximate percentage of repairs completed and all remaining work will be documented and signatures are obtained from the homeowner. We will attempt to make contact with the homeowner within 24 hours of receiving the assignment.
Delinquency Interview
This inspection service is provided in order to make direct contact with the borrower and obtain the reason for the delinquency as well as current contact information. The property condition and the property descriptions will also be provided. If the borrower is unavailable at the time of inspection, a call back card will be left at the property. Upon request, the interview can be completed at the mailing address if different from the property address.
Merchant Site Inspection
This inspection service is a visual inspection of the requested business. This inspection will assist in determining the businesses legitimacy and helps prevent fraud. Exterior photos are taken as well as interior photos of the premise including inventory, cash registers, customers, and signage.
Rush Inspections
Rush Inspections are available on all of our services. Rush inspections can be completed is little as 12 hours in most areas.
Property Preservation Service
Blackbriar Holdings works with our many clients to protect and preserve there interest.We ensure our entire field representatives are familiar with all applicable guidelines as well as cost limitations for securing,winterizing and maintaining properties.Our represantives submit bids prior to preforming any work that will exceed allowable charges.We supply written and photographic documentation on all orders we ensure each property is secure and free of any hazards on the interior as well as the exterior.We then provide regular maintenance on the property as per our clients request.we share a common goal of getting a property into conveyance condition.We provide numerous services to our clients on a consistent basis
Securing
This property preservation service authorizes BlackBriar Holdings to preform all necessary property preservation according to our clients specification.Services normally include changing locks and locking all windows and doors to prevent unauthorized entry.
Secure Pool
This property preservation service involves us securing the pool or hot tub at the property according to our clients specifications.This could include the securing the pool gate,Pumping the water out of the pool and chemical treatments.
Sales Clean
BlackBriar Holdings will provide maid service to clean the interior of the property.This services involves cleaning toilets,Counters and sinks.In addition,we will sweep and mop the floors and place air fresheners in the property.
Window & Door Boarding
BlackBriar Holdings will board up all windows and doors according to the industry standard and area requirements.Under this property preservation service type,any broken windows found at the property will be brought to our clients attention and handled accordingly.
Lawn Maintenance
BlackBriar Holdings will perform the necessary lawn maintenance to maintain the property's appearance,prevent further degradation to the property and relieve the property of any existing or potential violations.Lawn cutting includes mowing the lawn,weeding,edge trimming,and sweeping of all paved areas and removal of the lawn clippings.
BlackBriar Holdings also provides an automatic grass cut program,where we will maintain the grounds at the property accordingly. We will continue maintaining the grounds at the property until instructed to remove the property from the program or maintenance is no longer required.
Winterization
BlackBriar holdings will perform an industry standard winterization to protect the properties plumbing from freeze damage.This will involve terminating water service to the property,Draining the water,testing the integrity of the plumbing system with air,Adding non-toxic anti-freeze to all fixtures and leaving notifications that the property has been winterized.
Debris Removal
BlackBriar Holdings will remove interior and exterior hazardous and nonhazardous debris according to our clients specifications.The property is left in broom swept condition and documentation will be provided showing all such.
Snow Removal
BlackBriar Holdings will remove all snow from walkways,sidewalks and driveways.ice melt will be used to prevent slip and fall injuries for occurring at the property.
Electrical & Plumbing lines
BlackBriar Holdings will cap gas & water lines to prevent injury to damage to the property.In addition we will cap exposed electrical lines and install blank switch plate covers to remove an electrical hazard.
Install Smoke Detectors
BlackBriar Holdings will install smoke detectors according to local code.
Emergency Services
BlackBriar Holdings can also perform emergency services on a rush basis.This includes a wide variety of services.Some can include roof patch or tarp,Pumping water from flooded basement.
